Restoring a Hidden Treehouse Dream Home

Aug 12 2021

The new owners of this mid-century modern home wanted to breathe new life into the space, but they couldn’t find a general contractor willing to take on the large remodel.

When the owners of this mid-century modern home reached out to Alan and Magda to list their home for sale, these two real estate agents had a different idea. They were longstanding family friends with the previous owners, and their children had grown up coming and going from the neighborhood. They already knew they wanted to live on the tree-lined street with its private park.

Instead of listing it, they made an offer. “We saw something that was so beautiful to start with,” Alan says, “It had such great bones, and all we needed to do was open it up.”

The couple would spend a year knocking down walls, opening up the kitchen, completing multiple luxury bathroom remodels, and adding windows to invite the outdoors inside. But before they could start turning this Reno, Nevada home into their dream space they had to find a general contractor. But as it would turn out, finding someone to do the work was their biggest issue.

Finding a Contractor

It took months to get eight contractors to come in and give bids. Of the eight, five of them didn’t even want to do the project. “A lot of the contractors dropped out because it was too big of a project for them - they didn’t have experience with the structural work,” Alan explains.

There were also communication gaps. Contractors came in with their own ideas and didn’t seem to see their vision. They’d return bids that were basically the original “to do” list from the homeowner with price tags attached. Some promised to do the work and then dropped out at the last minute.

Alan and Madga needed help finding someone, and that’s where Beam comes in. Building with Beam, homeowners have the tools and guidance to design and scope their remodel in detail, before finding the team to execute on their vision. The general contractor who wins the bid has not only the skillset to do the work, but a clear picture of the homeowner’s vision before they even walk through the door.

Transforming the Treehouse

Once they had a great construction team lined up, work could get started. The primary bathroom remodel was high on Magda’s list. “It was dark and not a very big space,” she describes. “We wanted some light in there, a bathroom should have a clean and bright look.”

They tore out the old shower and tub combination, replacing it with a large walk-in shower with a bench and heated floors. The previous bathroom didn’t have any doors, so the couple landed on sliding farm doors for privacy. Many of the selections they chose for the home were high-end, but Alan and Magda were building their dream home and saw these options as worthwhile investments.

With Beam, homeowners take just three images of a space in order to get a floor plan and 3D model that serves as the basis for their design. From this, Beam provides a detailed list of materials needed as well other construction documents.

Working with a Beam Project Expert, homeowners are then able to refine their scope of work, choose materials, estimate budget, and create custom renderings of their space before these are shared with vetted and licensed local pros who can confidently bid on the job.

Showing Off their Remodeled Home

Despite the slow start, Magda and Alan are now happily living in their treehouse home. “I wake up in the morning and I feel like I’m on vacation and just went to a five-star Air BnB,” Magda says.

The primary bedroom is now a bright and airy space, overlooking the mature landscaping of their zen-inspired backyard (complete with a babbling brook).

Knocking down the wall between the kitchen and living room created a space perfect for entertaining. Shortly before completing the project, they took advantage of the now-open layout and threw a small party to show off the mid-century modern’s transformation, and invited the previous owners. They happily gave their nod of approval.

“We gave a little love to something that really just needed a refresh, without compromising the integrity of what existed,” Alan believes. With Beam Project Experts helping out every step - or nail - of the way, the couple felt they had avoided many of the issues experienced with previous remodels. And now they have a home so integrated with its surroundings that it feels like a hidden treehouse, a warm and welcoming retreat full of character and beauty.
